This is an estimate of closing costs only. It is not your cash to close or your net proceeds: it leaves out the down payment, loan amount, deposits, credits and prorations, plus homeowner's insurance, escrow reserves and lender fees. Those appear on your Closing Disclosure or settlement statement.
Estimate only, not legal advice. These figures are a general estimate for planning purposes. Actual costs depend on your contract, lender, title commitment and county, and will be shown on your settlement statement. Using this calculator does not create an attorney-client relationship.
What goes into Florida closing costs
Florida sets title insurance premiums by rule, so the owner's and lender's policies follow a published rate table. Who pays for the owner's policy is a term of your contract, and the default differs in Miami-Dade and Broward.
The state charges documentary stamp tax on the deed (usually paid by the seller) and on a new mortgage, plus an intangible tax on the mortgage (paid by the buyer). Miami-Dade uses its own deed rate and adds a surtax on other properties, such as multifamily buildings, commercial property and vacant land. Single-family homes, townhouses and condos do not pay the surtax.
Commissions, the mortgage payoff and association estoppel fees are usually the largest seller items. Insurance, tax prorations and lender charges are not part of this estimate.
