A home closing is the largest financial transaction most people ever make, and it runs on deadlines. The earnest money deposit has a date. The inspection period has a date. The financing contingency has a date. Miss one and you can lose money or lose the deal. We track every one of them for you and tell you, in plain language, what each step means.

From contract review to the moment your deed records with Miami-Dade County, we hold your funds in escrow, clear your title, coordinate with your lender and realtor, and issue your owner's title insurance policy — all in one place.

What we handle

Your home closing, covered.

Contract & contingencies

We review your FAR/BAR contract, explain your inspection, financing and appraisal contingencies, and protect your deposit.

Escrow of your deposit

Your earnest money is held safely in our attorney trust account and credited to you at closing.

Title & HOA estoppels

We clear liens and judgments and order HOA/condo estoppel letters so there are no surprise balances at closing.

Closing & recording

We prepare the settlement statement, run the signing, disburse funds, and record your deed.

How it works

Four steps to closing.

1

Contract & deposit

We review the contract and your deposit goes into escrow.

2

Title & inspections

We clear title and order estoppels while your contingencies run.

3

Final numbers

We prepare and reconcile your settlement statement to the penny.

4

Sign & get keys

You sign, we disburse and record, and the home is yours.

Common questions

Your home closing, answered.

How long does a residential closing take in Florida?
A cash deal can close in as little as two to three weeks; a financed deal usually runs 30–45 days, driven by the lender's timeline. We give you a realistic schedule up front.
What does the buyer pay for vs. the seller?
It's negotiated in the contract, but in Miami-Dade the seller commonly pays the documentary stamp tax on the deed while the buyer pays for the lender's title policy and recording of the mortgage. We give you an itemized estimate.
Do I need to attend the closing in person?
Often no. We routinely arrange remote and mail-away closings for out-of-town and foreign buyers, with wire details confirmed by verified phone.
What is an HOA or condo estoppel?
It's an official statement from the association of what's owed on the unit. We order it so unpaid dues or assessments don't become your problem after closing.
