Most insurance protects you against things that might happen in the future. Title insurance is different: it protects you against things that already happened in the property's history but haven't surfaced yet. A contractor's lien that was never released, a deed signed by someone without authority, a clerical error in the chain of title — any of these can become your problem after you own the property.

As a licensed Florida title agency, we examine the chain of title, resolve the issues we find, and then issue an owner's policy (protecting you) and, when there's a loan, a lender's policy (protecting the bank). An owner's policy lasts for as long as you or your heirs own the property.

Why does an attorney issue my title insurance?
In Florida, a lawyer in good standing is exempt from the separate title-agent licensing requirement and can issue title insurance directly. That means the person clearing your title and the person advising you on the deal are the same — with no extra middleman.
Do I really need an owner's policy if I'm paying cash?
There's no lender to require it, but that's exactly when an owner's policy matters most — there's no bank's policy standing between you and a title problem. For a one-time premium it protects your equity for as long as you own the home.
How much does title insurance cost in Florida?
Florida sets a promulgated rate based on the purchase or loan amount, so the premium is consistent statewide. We give you the exact figure in your closing estimate.
