Do I need an attorney to close in Florida?
Florida doesn't strictly require an attorney for every closing, but a closing can be handled by a licensed title agent or by an attorney. Using an attorney means the same person who holds your money and issues your title insurance can also advise you on the contract and protect your interests — at a comparable cost.
Who holds my earnest money deposit?
When we serve as escrow agent, your deposit is held in our attorney trust account, maintained in accordance with the Rules Regulating The Florida Bar (Chapter 5) and kept separate from firm funds. It is released only as the contract requires.
How much are closing costs and who pays them?
It depends on the contract and whether you're the buyer or seller — documentary stamp taxes, title insurance, recording fees and prorations all factor in. We give you a clear, itemized estimate up front so there are no surprises at the table.
Can you handle my closing in Spanish?
Yes. Both partners are fully bilingual and we handle your entire closing in English or Español.
